شهد سوق الإيجارات في منطقة الرياض نشاطًا ملحوظًا خلال الأشهر الثمانية الأولى من 2026، متجاوزًا مليون صفقة بقيمة إجمالية بلغت 31.879 مليار ريال، وسجل السوق في يناير 135,556 صفقة بقيمة 5.007 مليار ريال، بمتوسط 36,938 ريالًا للصفقة، وفي فبراير ارتفع عدد الصفقات إلى 145,037، فيما بلغت القيمة الإجمالية 5.398 مليار ريال، وهي الأعلى خلال الفترة، كما سجل فبراير أعلى متوسط لقيمة الصفقة عند 37,220 ريالًا.
The rental market in the Riyadh region witnessed notable activity during the first eight months of 2026, surpassing one million transactions with a total value of SAR 31.879 billion. In January, the market recorded 135,556 transactions worth SAR 5.007 billion, with an average value of SAR 36,938 per transaction. In February, the number of transactions rose to 145,037, while the total value reached SAR 5.398 billion, the highest during the period. February also recorded the highest average transaction value at SAR 37,220.
وشهد مارس تراجعًا في النشاط، إذ انخفض عدد الصفقات إلى 88,397 صفقة بقيمة 3.211 مليار ريال، وفي أبريل عاد عدد الصفقات للارتفاع إلى 105,296 صفقة، بينما تراجعت القيمة الإجمالية إلى 3.017 مليار ريال، وسجل مايو أدنى متوسط لقيمة الصفقة خلال الفترة عند 21,181 ريالًا، رغم بلوغ عدد الصفقات 118,559 صفقة.
Activity declined in March, with the number of transactions falling to 88,397, valued at SAR 3.211 billion. In April, the number of transactions recovered to 105,296, while the total value declined to SAR 3.017 billion. May recorded the lowest average transaction value during the period at SAR 21,181, despite the number of transactions reaching 118,559.
ومع حلول يونيو، بدأ متوسط قيمة الصفقة في التعافي ليصل إلى 29,684 ريالًا، بالتزامن مع ارتفاع الصفقات إلى 7,804، وتواصل التحسن في يوليو، مسجلًا 136,054 صفقة بقيمة إجمالية بلغت 4.425 مليار ريال.
In June, the average transaction value began to recover, reaching SAR 29,684, while the number of transactions rose to 7,804. The improvement continued in July, with 136,054 transactions recorded at a total value of SAR 4.425 billion.
وفي أغسطس بلغ عدد الصفقات أعلى مستوى خلال الأشهر الثمانية، عند 145,714 صفقة، كما وصلت القيمة الإجمالية في أغسطس إلى 4.515 مليار ريال، فيما بلغ متوسط الصفقة 30,988 ريالًا، وبذلك تجاوز إجمالي الصفقات منذ يناير حاجز المليون، مسجلًا 1,002,417 صفقة إيجارية.
In August, the number of transactions reached its highest level during the eight-month period at 145,714. The total value also reached SAR 4.515 billion, while the average transaction value stood at SAR 30,988. As a result, the total number of transactions since January surpassed the one-million mark, reaching 1,002,417 rental transactions.
ورغم تعافي عدد الصفقات بعد تراجع مارس، لم يواكب متوسط قيمة الصفقة هذا الارتفاع بالوتيرة نفسها، وبلغ متوسط أغسطس 30,988 ريالًا، منخفضًا بنحو 16.1% مقارنة بمستواه في يناير البالغ 36,938 ريالًا، ما يعكس اختلاف مسار حجم النشاط عن قيمة الصفقة الواحدة.
Despite the recovery in the number of transactions following the March decline, the average transaction value did not increase at the same pace. The August average stood at SAR 30,988, down approximately 16.1% from January’s SAR 36,938, highlighting the divergence between the growth in transaction volume and the value of individual transactions.
