The value of residential villa sales in Saudi Arabia declined by 38.54% during the first nine months of 2026, reaching approximately SAR 23.60 billion, compared to SAR 38.41 billion during the same period last year, representing a decrease of approximately SAR 14.80 billion, according to data from the Real Estate General Authority.
Despite the decline in sales value, the number of transactions remained close to the previous year’s level, recording 16,334 transactions, a decrease of just 1.64% compared to 16,607 transactions during the same period in 2025.
The steepest decline occurred in the first quarter, when sales fell by 54.36% to SAR 6.76 billion. The downward trend continued in the second quarter, with a decline of 45.78%, before performance improved in the third quarter. Meanwhile, the number of transactions in the third quarter increased by 19.28% to 6,595, compared to 5,529 transactions a year earlier. However, the average transaction value declined by 19.76% to SAR 1.33 million, despite a 13.58% increase in the average size of sold villas, which reached 460 square meters.
These indicators reflect an improvement in the villa market during the third quarter, with the gap in sales value compared to last year narrowing and transaction volumes remaining relatively stable, alongside a decline in the average value of traded properties and changes in the characteristics of sold villas.
