تصدر الأراضي تداولات الأصول العقارية السكنية خلال أغسطس 2026 بـ11,653 صفقة، رغم تراجعها 5% شهريًا و14% سنويًا، وجاءت الشقق في المرتبة الثانية بـ5,051 صفقة، بانخفاض 5% شهريًا و15% سنويًا.
Land led residential real estate transactions in August 2026 with 11,653 transactions, despite declines of 5% month-on-month and 14% year-on-year. Apartments ranked second with 5,051 transactions, down 5% month-on-month and 15% year-on-year.
وسجلت الفلل 2,248 صفقة، متراجعة 6% شهريًا، لكنها ارتفعت 21% سنويًا، وبلغت صفقات الدور 972 صفقة، بانخفاض 1% شهريًا، مع نمو سنوي بلغ 40%.
Villas recorded 2,248 transactions, declining 6% month-on-month but increasing 21% year-on-year. Floor-house transactions totaled 972, down 1% month-on-month but up 40% year-on-year.
أما الدوبلكس فسجل 782 صفقة، متراجعًا 4% شهريًا و8% سنويًا، وارتفعت الصفقات المصنفة ضمن «أخرى» إلى 1,134 صفقة، بنمو 3% شهريًا و83% سنويًا.
Duplex transactions totaled 782, down 4% month-on-month and 8% year-on-year, while transactions classified as “Other” increased to 1,134, rising 3% month-on-month and 83% year-on-year.
وعلى مستوى القيمة، تصدرت الأراضي أيضًا بنحو 7.81 مليار ريال، رغم تراجعها 20% شهريًا و22% سنويًا، وبلغت قيمة صفقات الشقق نحو 3.15 مليار ريال، والفلل 3.03 مليار ريال.
In terms of value, land also led with approximately SAR 7.81 billion, despite declines of 20% month-on-month and 22% year-on-year. Apartment transactions were valued at around SAR 3.15 billion, while villa transactions reached SAR 3.03 billion.
وسجلت صفقات «أخرى» نحو 2.17 مليار ريال، بارتفاع 79% شهريًا و140% سنويًا، وبلغت قيمة صفقات الدوبلكس نحو 933 مليون ريال، مقابل 821 مليون ريال لصفقات الدور.
Transactions classified as “Other” reached approximately SAR 2.17 billion, up 79% month-on-month and 140% year-on-year. Duplex transactions were valued at around SAR 933 million, compared with SAR 821 million for floor-house transactions.
وسجل متوسط مساحة الأرض 546 مترًا مربعًا، مقابل 463 مترًا مربعًا للفيلا و290 مترًا للدوبلكس، وبلغ متوسط قيمة الصفقة 526 ألف ريال للأرض، و629 ألفًا للشقة، و1.30 مليون ريال للفيلا.
The average land area was 546 square meters, compared with 463 square meters for villas and 290 square meters for duplexes. The average transaction value was SAR 526,000 for land, SAR 629,000 for apartments, and SAR 1.30 million for villas.
