كشف التقرير الربع سنوي للهيئة العامة للإحصاء مؤخرًا عن انخفاض الرقم القياسي لأسعار العقارات في المملكة بنسبة 1.2% خلال الربع الثالث من عام 2026، وذلك مقارنة بالربع السابق مباشرة (الربع الثاني من عام 2026)، مما يشير إلى تهدئة نسبية في حركة السوق بعد موجات الصعود السنوية، وتأثر المؤشر العام بصفة رئيسية بانخفاض أسعار القطاع السكني على أساس ربع سنوي بنسبة 1.5%.

The latest quarterly report issued by the General Authority for Statistics revealed that Saudi Arabia’s Real Estate Price Index declined by 1.2% in Q3 2026 compared with the immediately preceding quarter (Q2 2026). This indicates a relative cooling in market activity following annual price increases. The overall index was primarily affected by a 1.5% quarter-on-quarter decline in residential property prices.

وجاء هذا التراجع مدفوعًا بهبوط أسعار الأراضي السكنية بنسبة 2.1%، والشقق بنسبة 0.5%، والفلل بنسبة 0.4%، وخالفت أسعار الأدوار السكنية هذا التوجه الهابط بعد أن سجلت ارتفاعًا ربعيًا بنسبة 1.0%.

The decline was driven by a 2.1% drop in residential land prices, a 0.5% decrease in apartment prices, and a 0.4% fall in villa prices. Residential floor prices bucked the downward trend, recording a quarterly increase of 1.0%.

كما سجل القطاع التجاري تراجعًا طفيفًا على أساس ربع سنوي بلغت نسبته 0.3%. وجاء هذا الانخفاض متأثرًا بهبوط أسعار المعارض والمحلات التجارية بنسبة 1.7%، وتراجع أسعار الأراضي التجارية بنسبة 0.4%.

The commercial sector also recorded a modest quarter-on-quarter decline of 0.3%. This decrease was driven by a 1.7% drop in the prices of showrooms and retail shops and a 0.4% decline in commercial land prices.

وفي المقابل، قاومت أسعار العمائر التجارية الهبوط مسجلةً ارتفاعًا طفيفًا بنسبة 0.2%.

In contrast, commercial building prices resisted the downward trend, posting a slight increase of 0.2%.

وفي المقابل، استمر القطاع الزراعي في مساره الإيجابي الهادئ، محققًا ارتفاعًا ربعيًا بنسبة 0.2% مقارنة بالربع الثاني من عام 2026، مدفوعًا بزيادة أسعار قطع الأراضي الزراعية بنسبة 0.2%.

Meanwhile, the agricultural sector continued its steady positive trajectory, recording a quarterly increase of 0.2% compared with Q2 2026, driven by a 0.2% rise in agricultural land prices.
